Verandahs

There is no doubt that verandahs offer one of the most dramatic options to increase the space available to you within your property, whatever you want that space for.

The possibilities are endless and verandahs are commonly used for everything from a carport to a stylish al fresco dining area. Verandahs used as pergolas can provide a beautiful and seamless link from the house to the garden, or a patio area that can be used throughout the year, whatever the weather.

With a huge choice of finishes to choose from, verandahs can grace any property.

Verandah Designs

While, by definition, the space will be outdoors, expert verandah designs and sympathetic building can make a verandah feel very much a part of the house.

Touches like decorative screens or pillars and an innovative use of different materials can give you the chance to express your creativity when choosing between verandah designs.

Planning / Designing & Process

Planning & Designing are a critical part of your new pergola, deck, or outdoor area. Our experienced team at Australian Outdoor Living will work with you and ensure you get the finish you want…

Design consultation
Call us and we will arrange an appointment for one of our Design Consultants to visit your home and discuss your needs and desires for your outdoor area. We'll listen and discuss the design elements and materials to give you the best finish.

We then start putting pen to paper and prepare a concept drawing for you along with a quotation. This can all usually be done in one visit but with more complex jobs we may need to arrange a time for a follow up visit.

Accepting the quotation
Once you're happy to proceed and we have the design details complete we ask you to pay a deposit. The next step is for us to prepare your documentation ready for council.

Plans and Council
We draw detailed plans, marry this with engineering and submit your project to the local authorities for approval. During this process the council may have some queries, we'll sort these out but will involve you if any changes or alterations to the original plan need to be made.

Most projects usually pass through the council process without any problems. Approval time varies greatly by area but may take four to twelve weeks. We'll also keep you informed of any delays and when approval has been received. Some complex projects that require additional engineering or for projects in heritage areas it may take a little longer.

Production
The next phase of your project is production. We will confirm material selections and colours, order materials and prepare your project.

Delivery
When the preparation of your project is complete we will arrange a convenient time with you for the delivery of materials and advise when the trades will be on site to start the project.

On site
Our trades people will build your project as discussed. They build to our exacting standards and are fully insured. On completion they will also clean the site.

Final inspection
After completion we'll call back to do a final inspection, ensuring your project has been completed to your satisfaction and our high standards.
